    Unbelievably poor service. For one you are dealing with a company and not a person so you are constantly switched around between people trying to avoid a solution. The house was okay to live in but the problem of course came when we were leaving like everyone else on here. First, they tried to charge us an extra $4,000 to complete RENOVATIONS for the house, not anything that we maybe did to the house. Then we asked for a detailed list for the issues we caused to which they to this day have not given. This company is not worth the trouble and will only cause you more harm than good. STAY AWAY!!!!!

    This company is a scam!! Do NOT attempt to rent from them. They will not meet with you to sign a lease. It’s all foreigners but they send an American to let you view the home and want you to pay move in fees WITHOUT getting a lease in hand. They gave us the runaround using BGE as an excuse for us to not be able to move in. Even after contacting BGE about service they still kept giving different reasons as to why we couldn’t move in. I had my realtor contact them to find out why we couldn’t get a copy of the lease and they won’t return her calls but will continue to bother us about paying 3 grand to move in with nothing to show for our money. No lease, no keys, nothing.

    I would also have left a 0 star rating if it was an option, the lease says that I would get my security deposit returned within 45 days of leaving the premises, it has now been 60, and still no word, I keep calling and still have not gotten anywhere… practically my whole year renting from them was unpleasant, issue after issue. Sketchy people. If you are considering renting from them, I suggest you don’t… the cheap rent is the only good thing about this management company.

    DO NOT RENT FROMM THESE PEOPLE!!!!! My best friend and i signed a lease with them on 7/24/21. Today is 8/12/21 and we still have not been able to move in because of the damages that are in this house. We have been calling them for the past three weeks to come and deal with the mold,the damage carpet which we I do not have a picture of, etc. We were supposed to have central air which we do not have,yet they still want all of this money from us. I would not recommend this place to anybody

    Would not recommend at all. Other comments are right, as most of the staff are in the Philippines with only a few people actually in the area here. Resolving issues with the property takes weeks, as communications need to be passed from you, to random agents in the Philippines, to people on the ground, then back to you. Simple things like setting up regular grass cuttings took over three weeks to be done, leading to multiple complaints from tenants. Getting a simple rental inspection for a rental license took almost a month, only for the property to fail the inspections for reasons that any competent management should have already seen beforehand. Fixing up a unit so that it could be rented out took over two weeks just to lay out the scope of the work, with multiple trips “supposedly” made by the contractor, constantly adding new items each time.

    A tenant did not pay rent, and I was not even made aware until I called them to ask about something else and they then asked me what I wanted them to do about the situation (?). On top of it all, after informing them of my notice to terminate and requesting that they do no more maintenance work on the property, they sent their own in-house contractor to replace the sump pump and attempted to charge me almost $2000. In their own words, the contractor went against their orders not to replace the sump pump, yet he is still employed there since they are “friends”. Returning the tenant’s security deposits to me after termination took almost a month of constant emails, finally ending after I threatened legal action.

    As if this wasn’t good enough, they are brazen enough to have positive reviews on their own site from people who work at the company. Absolutely incompetent, do not recommend.

    we have been working with HomeWorks Property Management close to a month. This is our first time dealing with Property Management. Michele, our property manager, has been helpful. Her prompt response and willingness to assist in handling difficult circumstances and trying to solve issues in a timely manner and her communication skills and professionalism has made our experience pleasant so far.

    All I can say is stay away. They aren’t really in the area. It’s a Philippines based company with one or two people here (Kirill). You can do a quick search on any of the “employees” names and find their work history and how much they charge an hour from the Philippines. The phone number and their address is rented from a virtual company and they lie to you when you ask on the phone whether they are in the states. Even the google reviews are fake with different “people” posting the same exact review, as well as most reviews being from an account that only reviewed them (fake).

    They are super slow and will lie or misrepresent themselves when trying to get a problem resolved. They won’t collect back rent or file anything in court for you. We had a tenant stop paying and they won’t try to get reimbursement. Tenants won’t get their problems fixed and they will be calling you instead. I’m embarrassed I was tricked by them. Just find a real company that is actually local and will take care of

    Critical: Professionalism, Quality, Responsiveness, Value

    Homeworks promised me a home. I paid my three application fees (2 for me and my boyfriend and one for my co-signer). They were suppose to send me over the lease and everything nothing happened. But they sent me an invoice to pay my move in security deposit . I call on Christmas Eve they tell me the house has been removed from the market and they were trying to convince the home owner to still rent. I was suppose to move in on January 8th. So they did not have any other homes available in my price range so I was told they would refund the application fees since it was their fault. A week goes by nothing so I call they tell me they have to approve it in finance (Dec 31st). I call on wednesday Jan 5th Ana my lease agent is in a meeting and nobody is in the office due to Covid . I’ll get a call when my check will be cut . Fine. It’s January 18 I have not received a phone call nor will Ana answer my calls. I never received my refund and I didn’t get to move luckily my current rental property allowed me to renew or I would have been homeless. Homework did not protect me or care about me in this process if I didn’t keep calling I would have paid my security deposit and probably wouldn’t have gotten that refunded either. This is a shakedown company do not rent from them!!!!

    Critical: Professionalism, Responsiveness

    I came across this company on Facebook when I was looking for a home for my family. I viewed a property I loved and applied on the spot on 4/24/2021 with a move in date of 5/1/2021 because it was already ready for move in. They told me it would take a week. I let them know I had to move out of my current place by 5/15/2021. Fast forward today a WHOLE MONTH later and not only did they get me for my $100 application fee but they also didn’t tell me until TODAY that somebody else was approved for the property that I have been calling about for the last MONTH but that the person didn’t have the money to secure the property. And that since my credit score was below a 620 that I had to pay double security deposit for a property I didn’t even apply for! They transferred my application to another property of theirs that I’ve never applied for and then wanted me to pay double security deposit plus first month rent. When I say heartbroken I mean heartbroken. My family is homeless and out of $100 app fee and a place to live because they were not professional or honest! The tears rolling down my face! I just want to scream Ann and Christina gave me the run around this entire time and Anna the leasing coordinator who happens to all sound the same just told me TODAY about all of this after WEEKS AND WEEKS of calling trying to get a home. I even called last week and had another employer for the company listening on three way to hear the BS and even she apologized! It’s crazy people can play with peoples lives like that and nothing happens to them but your family is in the streets! So disappointed and crushed! I want my money back because this was ridiculous and information was withheld from me during the application process. I lost money for NOTHING! Absolutely terrible! And a rip-off!

    If I could give this place negative stars I would. I was in a domestic violence relationship and the perpetrator broke into the apartment when I wasn’t there. In October I filed a protective order and asked to break my lease which under the law, I have the right to do without penalty. They took over 4 months to finally allow me to break my lease even after I provided a second protective order and they refused to give me my security deposit back even though I’m entitled to it. They deliberately abused and neglected my safety because I am a black young single mother. Legal action is being taken.

    After a few months of working with this company, I can honestly say that I’ve never been treated with more disrespect to the point that I got extremely angry to an uncharacteristic degree. I spoke with them about what I was looking for in a management company prior to signing on, to which they assured me they could provide. They didn’t. I had to let them know my tenant, at the time, was moving out. They had no clue. Huge hassle with this company. Save yourself some time, money and frustration and do it yourself. I was told that I needed to find a company smaller and more personalized if I wanted to be updated on late payment status. That is not a joke. Good luck if this is the company you choose. Not a person there that actually cares about the customer. Your money to them.

    The leasing agent was right on time for my scheduled tour of a property. The process was equal parts professional yet laid back. I later spoke with Anne on the phone and she was so incredibly helpful and sent everything over to me before our call even ended. This company is on point I definitely recommend!

    Would put zero stars if I could. Where to begin… as someone with two documented Emotional Support Animals, the company (in writing) attempted to subvert the Fair Housing Act and blatantly lie to me about still needing to pay a “pet deposit” (for those unaware, any ESA is legally considered not to be a “pet”). Momma didn’t raise no fool, so I found the exact law they referenced and cited how, according to the law, ESA’s are, in fact, not pets and if they were to attempt that charge, they would be legally liable.

    Further, my unit was part of a HOA community. HWPM attempted to retroactively apply HOA fees three months after my tenancy began. It was not until I did actually have my lawyer reach out to inform them they, again, had no legal right.

    If you aren’t picking up by now, this company loves to flout the law.

    Finally after a year and a half of embarrassing this legally inept management company, I have moved out and am awaiting the return of my full security deposit. It has been over a month and I have reached out for updates no less than 5 times.

    While legally, the company has 45 days to return the deposit, I have never had a landlord/management company takes more than 2 weeks to inspect the apartment, file reports, and return the security deposit. It it painfully obvious that this company is either thoroughly inept, petty, or both.

    Let me start by saying who shows houses that are dirty?????? I have seen two houses with this place and both houses where dirty one house I saw there was old food in the kitchen fridge!!!!!! Another I saw where the basement omg looked like the previous owner had pets the carpet was nasty and dirty. Like how are you showing dirty houses to potential tenants this speaks on how your company does things. When told this a person said oh we send out a cleaning person once the house is for rent????? What that’s backwards these houses are not worth the money they asking no updated appliances rats/mice problems house dirty for showings…. That speaks volumes to me about a company…. I would skip pass this place cause if they showing you a dirty house I only can think about how they will treat you as a tenant
